Methods of Sale

Unlike some agents who tend to push only one method of sale we look at each property individually on its merits. Your representative will discuss and advise the most suitable for your circumstances.


Private Treaty

This is where a price is placed on your home and marketed at that price. This price should be determined by a market analysis of your area plus taking into account your particular home and improvements. Determining this price is very important and should be discussed at length between you and your Oxenford Realty representative (see ‘What is my Property Worth?” ). On receiving an offer a contract price is then negotiated between parties.


Auction

This method of sale can be applied to all properties but is better suited to homes that may be a little different or harder to price.
The auction process has a built in time frame and can bring your sale to a head usually within a four week period. If someone buys at an auction you have a cash unconditional contract with no cooling off period. An auction determines the highest market price created by an atmosphere of competitive spirit which ultimately generates the highest price a buyer is prepared to pay on that day.


Even in an auction programme you are entitled to accept prior offers on the basis that the contract is unconditional before day of auction.
A marketing programme may vary a little for auction and you should discuss this with your representative as there could be some added cost.
